Brigade Enterprises has entered into a strategic joint venture with GSS India Opportunities AIF Scheme I to develop a premium mixed-use project in Whitefield, Bengaluru.
The partnership was formalised on April 26, 2026, through a securityholders agreement and a securities subscription agreement, marking a significant addition to the company’s real estate portfolio. The project will be developed on 11.04 acres and is planned to have a total built-up area of დაახლოებით 2 million sq. ft., comprising Grade A office space and a five-star hotel.
Located in one of Bengaluru’s key growth corridors, the development is expected to benefit from strong connectivity and rising demand for integrated commercial and hospitality spaces.
As part of the transaction, both partners will subscribe to securities of Vibrancy Real Estates Pvt Ltd (VREPL), a wholly owned subsidiary of Brigade Enterprises. GSS India Opportunities AIF Scheme I, a SEBI-registered Category II Alternative Investment Fund managed by Bain Capital Advisors (India), brings institutional capital and expertise to the project.
The joint venture aligns with Brigade Enterprises’ strategy to expand its premium commercial and hospitality portfolio through institutional partnerships, strengthening execution capabilities and market reach.
